Meeting called to order by Chair Judy Sabin-Watson at 7:00pm.
Members present – Judy Sabin-Watson, Fran Dellamano, Richard Tesoriero, Richard Kaulfuss, Lee Phillips, Gary Richardson, Barry Pritchard, Atty. Stephen Greene, Jr.
Others present – Greg Herrmann, Joshua Dunsmoor, Roger Dunsmoor, Barbara Constanza, Tim Murphy, Sean Creighton, Jane Murphy, Brian Murphy
Approval of 11-21-11 Minutes: Motion made by G. Richardson to approve; seconded by R. Tesoriero. Carried.
Old Business: None.
Fred Haynes Boulevard – presentation of initial sketch plan by Sean Creighton (Keplinger Freeman Associates) and Tim Murphy (Fruit Valley LLC) for auto repair center. Propose to develop 3 acres of 4.3 acres for initial phase. No plans yet for future development. Will coordinate with OCWA for water; National Grid for electric; and will use heating oil or propane. Future signage will also be addressed, along with septic and storm water drainage and parking. Anticipating about 3 employees, 4 bays and 7am-7pm hours of operation. There will be holding tanks for oil – nothing in ground. Public hearing is next phase after paperwork submitted.
Barbara Constanza 324 Hall Road – has property for sale – house with pole barn. Lender for buyer is a residential lender – has concerns that it could be a business. F. Dellamano, B. Pritchard, and G. Richardson said nothing needs to be done – meets zoning requirement – has more that 300 feet of road frontage – sell separately. B. Pritchard suggested that surveyor should know what requirements are needed to meet zoning. F. Dellamano suggested B. Constanza be sent copy of approved minutes.
Public Comment: G. Herrmann voiced support of Fred Haynes Boulevard project as good idea for town residents and town taxpayers.
Open Board Discussion:
United Group Housing – B. Pritchard said have not heard anything about Article 78 yet.
Question about apple slicing plant – F. Dellamano will find out more about it.
Ellsworth Heating has taken over vacant Pritchard building on Rt. 104.
R. Tesoriero made motion to adjourn; L. Phillips seconded. Carried.
