Meeting called to order by Chairman Richard Kaulfuss at 7:00pm.

Approval of October 20, 2014 Minutes: G. Richardson made motion to accept minutes; B. Pritchard seconded. All ayes. Carried.
Approval of November 10, 2014 Minutes: N. Ruttan made motion to accept minutes; L. Phillips seconded. All ayes. Carried.

Public Hearing 7:05pm: MMF Management, LLC (Michael Fortier), 33 Byer Road – Site Plan Review – Special Permit.
M. Fortier explained that main structure would change from a dance studio to offices. J. Sabin-Watson asked how many employees? Three. 3-4 cars in parking lot; occasional salesman. Occasional delivery of materials at pole barn going up - all one parcel - already has building permit for that structure. Most items delivered to job sites, not to the business. M. Kenific states he owns 2 acres across street. Wanted to know scope of business? Environmental contractor/construction business. Asked if there would be tractor trailers? No large-vehicle deliveries. Should be less traffic than when it was a dance studio. N. Ruttan asked about aesthetics? Re-siding building with 2-tone gray – will look nice. T. Forsythe asked about business hours? 7am-5pm. No hazardous materials stored there – waste goes from job site directly to the approved landfill as per DEC requirements. Had discussion about pole barn and whether to continue public hearing? R. Kaulfuss read to all what the application presented before Board is actually for – only to grant special permit for the dance studio building to be used as office space. B. Pritchard made motion to grant special permit for use as office space; J. Sabin-Watson seconded. Vote: R. Kaulfuss – yes; F. Dellamano – no; L. Phillips – yes; Barry Pritchard – yes; Gary Richardson – yes; Noreen Ruttan – yes; J. Sabin-Watson – yes. Motion carried. Public Hearing closed at 7:45pm.

Old Business: Grace and Glory Ministries, Rt. 104
D. Oostdyk stated that engineer did not get a chance to get anything to County Health. B. Pritchard asked if there are any new plans/changes? None. Waived time frame – Rev. Oostdyk will let us know when he is ready.

New Business: There has been an inquiry for a new retail business in Town. New information is forthcoming.

Public Comment: None.

Open Board Discussion:
Comments and concerns arose about solar panel installation on intersection of Broadview Drive and Route 104.

L. Phillips made motion to adjourn meeting; G. Richardson seconded. All ayes. Carried.
